Draw Management Roadmap & Status Update

We’re replacing the legacy Budget & Draws with a completely re-architected Draw Management module. See what’s planned.

Summary

LendingWise has offered a high-level Budget & Draws module for many years. Historically, this module focused on simple record keeping, giving lenders a way to track budgets and draw activity at a summary level.

We’ve now expanded it into a fully functional Draw Management system that fits directly into a lender’s day-to-day operations. Instead of just tracking numbers, you can now:

  • Submit and review detailed scopes of work tied to specific projects.

  • Manage draws line item by line item, including file uploads, requested vs. approved amounts, and more.

  • Collaborate seamlessly between borrower and lender throughout the funding process.

This evolution allows you to move from passive tracking to active management and communication around budgets and draws, all within LendingWise.

Roadmap & Release Phases

Phase 1 – Templates & Settings

  • Introduced Lender Templates that borrowers can use when submitting their scope of work.

  • Added template control settings (strict vs. open), giving lenders flexibility over how borrowers interact with the scope.

Phase 2 – Scope Review Tools

  • Enabled lenders to approve or reject a submitted scope of work directly within the loan file.

  • Released a dedicated borrower webform for managing scope submissions.

  • Delivered multiple UX enhancements and backend improvements to support smoother workflows.

Phase 3 – Line Item Draws

  • Added the ability to upload files per line item (e.g., invoices, photos, proof of work).

  • Introduced line item draw request tracking, including requested vs. approved amounts.

  • Launched a History Table to maintain a clear audit trail.

  • Enhanced borrower–lender communication tools within the module.

Phase 4 – Revisions & Notifications

  • Added revision support, allowing scopes to be updated and versioned.

  • Introduced automated email notifications to keep both parties informed of submissions, approvals, and changes.

Phase 5 – Launch Activities 🚧 (In Progress)

  • Migrating data and functionality from the legacy module to the new Draw Management system.

  • Trinity integration for feasibility reports and inspection services.

  • Preparing for the official public release of the new Draw Management module.

Phase 6 – Post Launch Enhancements 🧭

Following launch, our focus shifts to deepening functionality and reporting:

  • Robust reporting capabilities for lenders and internal teams.

  • Borrower Portal integration for direct borrower interaction.

  • Suggested Templates to speed up borrower onboarding.

  • Changelog visibility for improved transparency.

  • Holdback Adjustments support.

  • API support for integrations.

  • Servicing module integration to tie Draw Management into the full loan lifecycle.

Why This Matters

Draw Management is a critical function for lenders working on construction, rehab, or line-of-credit-style loans. By handling scopes, draws, approvals, and communications within a single platform, you can:

  • Eliminate spreadsheets and scattered email threads.

  • Reduce funding delays by standardizing borrower submissions.

  • Gain visibility into every dollar requested, approved, and disbursed.

  • Strengthen compliance and maintain clean audit trails.
