# How to set up AI Agent document review (AI Settings)

## Automatically review uploaded documents and mark them Pass, Fail, or Human Review

This guide explains how the LendingWise **AI Agent** reviews borrower documents, and how to set it up for each required document. It’s for admins who manage **Settings \> Required Docs**.

In short: when a document is uploaded to a required doc, the AI Agent reads it, runs its built-in checks, applies any rules you’ve added, and marks it **Pass**, **Fail**, or **Human Review**, with its reasoning. Your team spends its time on the documents that actually need a person.

As of Oct 2026, You need to request this feature by emailing chris@lendingwise.com or your CSM rep.

### Before you start

- **AI Agent must be enabled on your account.** If you open the AI Settings tab and see an **AI-Powered Document Validation** preview instead of settings, it isn’t enabled yet. Contact your Customer Success Manager to turn it on.
- You need access to **Settings \> Required Docs**.
- AI settings are configured **per required document**. You can turn the agent on for your bank statements and leave it off for your entity docs.

### How an AI review works

Every review follows the same four steps: **Upload → Built-in checks → Your conditions → Verdict**

1. **Upload**: a borrower or team member uploads a document to the required doc.
2. **Built-in checks**: the agent always checks the document for authenticity, confirms it’s the right document type, and looks for tampering or poor quality.
3. **Your conditions**: the agent evaluates any Pass, Fail, or Human Review rules you added.
4. **Verdict**: the agent returns one outcome and explains why.

#### What each verdict means

- **Pass**: every pass condition was met and no fail condition was triggered.
- **Fail**: a fail condition was triggered, or a built-in check failed outright (for example, the document appears to be fake).
- **Human Review** (shown as **Needs Review** on the loan file): the agent isn’t confident, a human review condition was triggered, or cross-validation found a mismatch with the loan file. A person on your team makes the final call.

#### Built-in checks (always on)

These checks run on every upload. They can’t be turned off and don’t need any setup:

- **Authenticity**: detects fabricated or altered documents.
- **Document type**: confirms the upload is the document you asked for.
- **Tampering and quality**: flags edited, illegible, or manipulated files.

The conditions you add are applied on top of these checks. They never replace them.

### Open AI Settings for a required document

1. Go to **Settings \> Required Docs**.
2. Add a new required document, or click an existing one to edit it.
3. In the **Add/Edit Required Items** window, click the **AI Settings** tab.
4. The top of the tab shows **Configuring:** and the document name, so you can confirm you’re editing the right one.

**Tip:** click **Help** in the top-right corner of the AI Settings tab at any time to open the built-in quick guide.

### AI Settings, section by section

#### 1. Enable AI Agent

Turn on **Enable AI Agent** to have the agent review every document uploaded to this required doc. While it’s off, uploads stay in your normal manual review workflow, and the rest of the settings stay hidden.

#### 2. Agent (document domain)

LendingWise picks the right agent automatically based on the document type, and shows it as **(auto-selected)**. Each agent is specialized for one family of documents:

- **Identity**: driver’s licenses, passports, SSN cards, green cards. Checks expiration, format and authenticity.
- **Banking**: bank statements, checks, wire confirmations, VODs, pay stubs. Checks balances, large deposits and NSF patterns.
- **Property**: appraisals (URAR/1004), deeds, title reports, surveys, flood certs. Checks value, comps and validity dates.
- **Loan**: loan estimates, closing disclosures, notes, mortgages, HUDs. Checks TRID/RESPA, P&I, DTI/LTV and fee tolerances.
- **Insurance**: homeowner’s, flood, title, PMI/MIP. Checks coverage amounts, mortgagee clause and effective dates.
- **Entity**: articles, operating agreements, EIN letters, trusts, POAs. Checks entity status and borrowing authority.
- **Universal**: everything else, such as W-2s, 1099s, tax returns, credit reports and letters of explanation. Uses general document reasoning.

Click **Change** only if the document was matched to the wrong agent. If you override it, the tab shows both the auto-selected agent and your override, and **Use auto-selected** switches it back. If no agent matches the document type, choose one from the dropdown. **Universal** is a safe default.

#### 3. Conditions (your rules)

Conditions are your own rules, written in plain English. Each one tells the agent what to look for and which verdict to give when it finds it.

1. Type a rule in the conditions box (up to 200 characters). For example: *Driver’s license cannot expire within 10 days.*
2. Click **Interpret**. The agent shows how it understood your rule:
     - **Field**: the value it will check
     - **Matches when the field is**: the condition
     - **On match**: Pass, Fail, or Human review
3. Adjust any of the three if needed, then click **Confirm Condition**. Click **Discard** to throw it away.
4. Click **Save** at the bottom of the window.

A condition doesn’t apply until you’ve confirmed it and saved. The badge next to **Conditions** shows how many are active.

Need ideas? With no conditions yet, the tab suggests examples you can click, such as:

- *FICO score cannot be below 680*
- *Report cannot be older than 90 days*
- *Review if more than 3 new trades in 6 months*

#### 4. Required Fields

Required Fields are the data points the agent must find in the document, such as expiration\_date, full\_name or ending\_balance. Conditions refer to these fields by name.

- **Add Custom Field**: type a field name and click **Add**.
- **Load Document**: upload a sample of the document (PDF, JPG, or PNG). The agent scans it and adds the fields it finds. This is the fastest way to set up a new document type.

#### 5. Cross-Validation

Cross-validation compares what the agent reads from the document with data already on the loan file. For example, it can check that the name on the driver’s license matches the borrower’s name.

1. Turn on **Cross-Validation**.
2. Click **Add Mapping** and pair a document field with a loan file field.
3. Repeat for each value you want checked, then click **Save**.

If any mapped values don’t match, the document goes to **Human Review** and the loan file shows how many fields differ.

#### 6. Automation & Advanced

Click **Automation & Advanced** to expand this section. The heading shows the current settings at a glance (for example, *OCR off · Auto-run off*).

- **Enable OCR Processing**: uses optical character recognition (OCR) to read scanned or photographed documents. Turn it on for documents borrowers usually photograph or scan, like IDs and insurance cards. Leave it off for digital PDFs with selectable text, because OCR adds processing time.
- **Run Agent on File Upload**: starts the review automatically as soon as a document is uploaded. When it’s off, the loan file shows **Run AI review** next to the document, and a team member starts each review manually.

#### 7. Preview & Testing

Test your setup before it runs on live loan files. Drag a sample document into the test area, or click it to browse (PDF, JPG, or PNG, up to 50 MB). Tests never change a loan file.

The test result shows:

- The verdict (Pass, Fail, or Human Review)
- The **Agent expertise checks** (the built-in checks) and how each one came out
- How each of your conditions was evaluated

Use the thumbs up or thumbs down on the result to rate the verdict. If something’s wrong, choose what went wrong (**Wrong classification**, **Wrong extraction**, **Wrong verdict**, **Too slow**, or **Other**), add any details, and click **Send Feedback**. Feedback improves the agent’s future reviews for your account. It doesn’t change verdicts that have already been given.

### Seeing AI results on a loan file

On the loan file’s **Docs** tab, each required doc with AI turned on has an **AI Result** column:

- **Awaiting upload**: nothing has been uploaded yet. The line underneath says whether the document will be checked automatically on upload.
- **Run AI review**: files are uploaded but auto-run is off. Click it to start the review.
- **Progress bar with a step label**: the review is running (Receiving document → Reading and understanding the document → Extracting the details → Reviewing findings → Checking against your loan file → Done). Click it to watch the review live.
- **Passed**: the document passed. *Cross-validated* appears underneath if loan file values were checked.
- **Needs Review**: a person needs to look. If cross-validation found mismatches, it shows how many fields differ.
- **Failed**: the document failed. A one-line reason and a **Re-upload** button appear.

### “Super Admin configuration pending”

LendingWise can send recommended AI settings for a document. When that happens, you’ll see a **Super Admin configuration pending** notice at the top of the AI Settings tab, and the settings for that document are locked until you respond:

- **Accept Configuration** applies the recommended settings.
- **Reject Configuration** keeps your current settings.

### Best practices

- **Start small.** Turn the agent on for two or three high-volume documents, such as IDs and bank statements, test them, then expand.
- **Write fewer, sharper conditions.** One clear rule beats five vague ones. Each condition should have only one possible reading.
- **Use Human Review for judgment calls.** Save **Fail** for clear-cut problems, like an expired license or a missing signature.
- **Always test before you go live.** Run a good sample and a bad sample through Preview & Testing.
- **Check the auto-selected agent**, especially for custom or unusually named documents.

### Troubleshooting

- **I see a marketing preview instead of AI Settings.** AI Agent isn’t enabled on your account. Contact your Customer Success Manager.
- **Documents were uploaded, but nothing was reviewed.** **Run Agent on File Upload** is probably off. Click **Run AI review** on the loan file, or turn auto-run on in AI Settings.
- **The agent can’t read a scanned document.** Turn on **Enable OCR Processing** for that required doc.
- **“No readable fields could be extracted from this document.”** The sample file used with **Load Document** was unclear. Try a cleaner, higher-resolution copy.
- **“The AI service URL is not configured for this environment.”** Settings can’t be loaded, tested, or saved right now. Contact LendingWise Support.
- **I can’t edit any settings.** Look for a **Super Admin configuration pending** notice and accept or reject it.
- **Too many documents land in Needs Review.** Check your cross-validation mappings and conditions for rules that are too strict or ambiguous, then retest.

If the headings paste in as plain bold text, select each one and apply HubSpot’s Heading 2 or Heading 3 style. That’s also what makes the article’s table of contents work. The four items to check before publishing from my last message still apply: the enablement path, the OCR cost wording, missing cross-validation fields, and screenshots.

Give few examples of common use cases for custom instructions to use for certain doc types like drivers license, bank statements. Also explain how there is built in instructions & Ai logic to handle all the required doc types, so Its possible you can rely on the almighty power & inteligence of AI to correctly flag the doc correctly. But its recommended you test each one thoroughly and update the instructions accordingly.

Two new sections below, ready to paste. Put them right after **“AI Settings, section by section”** and before **“Seeing AI results on a loan file”**. I wrote “almighty power of AI” in a more measured tone, because a KB article that oversells the AI generates support tickets when it misses something. The message is the same: you can rely on it out of the box, and you should test it.

---

### Do I need to write custom conditions?

**No, not to get started.** The AI Agent already has built-in instructions and review logic for every required doc type, so you can turn it on and rely on it to flag documents correctly from day one.

Here’s what works out of the box, with no setup:

- **Automatic agent selection.** LendingWise matches each required doc to the right specialist agent (Identity, Banking, Property, Loan, Insurance or Entity), based on the document type.
- **Specialist knowledge for each document type.** Each agent knows what that document should look like and what usually goes wrong with it. The Identity agent checks expiration and format. The Banking agent looks at balances, large deposits and NSF activity. The Property agent checks appraised value, comps and validity dates.
- **Always-on safety checks.** Every upload is checked for authenticity, the correct document type, and tampering or poor quality.
- **A Universal agent for everything else.** Documents that don’t fit a specialist agent, such as tax returns, credit reports and letters of explanation, are still reviewed with general document reasoning.

**What the built-in logic doesn’t know is your lending guidelines.** The AI knows what a real, complete bank statement looks like. It doesn’t know that *you* require statements from the last 60 days, or a minimum FICO of 680. Custom conditions are how you teach the agent your credit policy.

**Our recommendation:** start with the built-in logic, then test each document type thoroughly (see “How to test before going live” below). Add or adjust conditions wherever the results don’t match how your team would have called it.

### Example conditions by document type

Use these as starting points. Change the numbers and timeframes to match your own guidelines. Type each condition into the **Conditions** box, click **Interpret**, check the verdict, then click **Confirm Condition**.

#### Driver’s license / government ID

- *License cannot be expired or expire within 30 days* → **Fail**
- *Review if the license is a temporary or paper license* → **Human review**
- *Review if the photo or name is not clearly legible* → **Human review**
- **Cross-Validation tip:** map the **full name** and **date of birth** on the license to the borrower’s fields on the loan file. Any mismatch is sent to Human Review automatically.

#### Bank statements

- *Statement end date cannot be older than 60 days* → **Fail**
- *Review if any single deposit is over $10,000 and is not payroll* → **Human review**
- *Review if there are any NSF or overdraft charges* → **Human review**
- *Review if the statement is missing pages* → **Human review**
- **Cross-Validation tip:** map the **account holder name** to the borrower or borrowing entity name, so a statement for someone else’s account gets flagged.

#### Credit report

- *FICO score cannot be below 680* → **Fail**
- *Report cannot be older than 90 days* → **Fail**
- *Review if more than 3 new trades in the last 6 months* → **Human review**
- *Review if there are any bankruptcies, foreclosures or collections in the last 3 years* → **Human review**

#### Appraisal (bridge, fix & flip, DSCR)

- *Effective date cannot be older than 120 days* → **Fail**
- *Review if fewer than 3 comparable sales are included* → **Human review**
- *Review if the after-repair value (ARV) is missing* → **Human review** (fix & flip)
- *Review if the property is marked as rural or has a value adjustment over 20%* → **Human review**
- **Cross-Validation tip:** map the **subject property address** to the property address on the loan file.

#### Homeowner’s / hazard insurance

- *Policy cannot expire within 30 days of today* → **Fail**
- *Review if the mortgagee clause does not name \[Your Company\] ISAOA/ATIMA* → **Human review**
- *Review if the policy is for less than 12 months* → **Human review**
- **Cross-Validation tip:** map the **property address** and **named insured** to the loan file.

#### Title commitment

- *Commitment date cannot be older than 60 days* → **Fail**
- *Review if there are open liens other than the loan being paid off* → **Human review**
- *Review if the vested owner does not match the borrower or seller* → **Human review**

#### Entity documents (LLC / corporation)

- *Review if the signer is not listed as a member, manager or officer* → **Human review**
- *Certificate of good standing cannot be older than 30 days* → **Fail**
- *Review if the operating agreement is not signed* → **Human review**
- **Cross-Validation tip:** map the **entity name** and **EIN** to the borrowing entity on the loan file.

#### Lease agreement (DSCR rental)

- *Review if the lease is not signed by both the tenant and the landlord* → **Human review**
- *Review if the lease term ends within 90 days* → **Human review**
- *Review if the monthly rent is below $\[X\]* → **Human review**

#### Tips for writing good conditions

- **One rule per condition.** “Statement must be within 60 days *and* show no NSFs” works better as two conditions.
- **Be specific.** “Cannot be older than 60 days” beats “must be recent.”
- **Use Human Review for judgment calls.** Save **Fail** for clear-cut problems, such as an expired ID or an out-of-date report.
- **Use Cross-Validation for “does it match?” checks.** It compares the document against the actual loan file data, so it’s more reliable than a written rule.
- **Keep each condition under 200 characters.**

### How to test before going live

Test every document type before you rely on it for live loan files. It only takes a few minutes per document.

1. Open the required doc, go to **AI Settings**, and scroll to **Preview & Testing**.
2. Upload a **good** sample, a document that should pass. Confirm you get **Pass**.
3. Upload a **bad** sample, such as an expired license, an old statement or the wrong document type. Confirm you get **Fail** or **Human Review**.
4. Upload a **borderline** sample, such as a blurry scan or a statement with one large deposit. Confirm the verdict matches how your team would have called it.
5. Expand each result to see the agent’s reasoning, its built-in checks, and how each of your conditions was evaluated.
6. If a verdict is wrong, add or reword a condition, then test again. Click the thumbs down and **Send Feedback** to help improve the agent for your account.
7. Once you’re happy with the results, turn on **Run Agent on File Upload**.

**Rollout tip:** start with your two or three highest-volume documents (usually IDs, bank statements and insurance). Run them for a week or two with your team checking the verdicts, then expand to the rest of your checklist.

---

**Check before publishing**

1. **“Built-in logic for every required doc type”** \[Likely\]. This is accurate as written: every document gets a specialist agent or the Universal fallback, plus the always-on checks. Don’t let anyone change it to “the AI enforces your guidelines automatically”, because it doesn’t.
2. **How well these example conditions work** \[Guessing\]. The examples are realistic, and the agent will interpret each one, but I haven’t run them against live documents. The harder ones are the “not payroll” deposits and the “rural or value adjustment over 20%” rule. Have QA or a CSM run each example through Preview & Testing once before publishing. If any of them misfire, you’d be teaching customers rules that don’t work.
3. **Cross-Validation tips.** These assume the mapped loan file fields (date of birth, EIN, entity name, named insured) show up in the Cross-Validation field list. Only fields flagged for AI appear there, so confirm those four are available.
